Grading has begun on the site of a 229-home development on the shores of Lake Lanier in west Gainesville. Lanier Landing is planned on McEver Road near several other subdivisions.
The original plans called for more than 500 homes but by the time the rezoning was approved by the city council Feb. 6, 2024, the number had been reduced after going through the planning commission and a city council hearing. Final approval was for 229 age-restricted, single-family lots.
Weekley Homes’ had wanted to locate a mixed-use development on the 121-acre tract bounded by McEver Road, Lake Lanier, Waters Edge subdivision, and Cresswind subdivision (which is across the lake from the property.) The development would have consisted of 507 age-restricted, active-adult residential units: “147 single-family detached lots, 40 paired (duplex) villas and 320 attached condominiums,” according to documents filed with the city. But the city planning had recommended against the proposal, and you can read why in this story posted in Nov. 2023: Gville planning staff recommending denial of proposed west Gville mixed-use development
The land development permits for the work now being done were approved earlier this year, according to Matt Tate, Deputy Director, Gainesville Community and Economic Development.
