UPDATE #1. POSTED 11:15 A.M. FRIDAY:

The Hall County Board of Commissioners Thursday night approved a resolution to temporarily suspend certain high-density residential zonings for six months, effective today.

HALL CO. NEWS RELEASE:

“In an effort to address citizen and infrastructure concerns regarding rapid growth in Hall County, the Board of Commissioners is utilizing the suspension period to reevaluate the Unified Development Code (UDC) and consider substantial changes with respect to its current high-density residential zoning districts and standards.

Zoning applications that have been heard and recommended for approval or denial by the Planning Commission will not be affected; however, all other applications falling under the suspended application categories will not be considered by the Board of Commissioners and will be deemed withdrawn, with application funds to be refunded to applicants.

The suspension applies to rezonings to the following zoning districts:

– Vacation Cottage (V-C) if lots are or will be served by sewer

– Residential 1 (R-1) if lots are or will be served by sewer

– Residential Two-Family (R-TF)

– Residential Mixed (R-X)

– Residential Multi-Family (R-MF)

– Manufactured Home Park (MHP)

– Conservation Subdivision (CS)

– Office Institutional (O-I) with residential components or uses

– Mixed-Use (MU) with a density greater than two residential units per acre or a total unit count greater than 30 residential units

– Planned Residential Development (PRD)

– Planned Office Development (POD) with residential components or uses

– Planned Commercial Development (PCD) with residential components or uses

The suspension will not affect applications to amend conditions of previously approved rezonings in any zoning district, unless the requested amended conditions propose to increase the previously approved density, in which case that application would not be accepted.”
