HCPC: ‘Thumbs down’ on proposed 700-unit housing development

There were proposals for nearly 1,300 new housing units on the agenda for Monday night’s Hall County Planning Commission (HCPC) meeting and when the dust had settled a decision had been made on 1,023 of them.

The commissioners recommended denial of a proposal to locate a 700-unit residential development in South Hall.

K2P Land Partners, LLC, had been asking that an 84-acre tract at 5401 Old Winder Highway be rezoned from Agricultural Residential (AR-1) to Residential Multi-Family (R-MF). The property is at the intersection of Old Winder Highway and Pleasant Hill Lane.

A companion application seeking to rezone 194 acres at that same location for an industrial park was also recommended for denial.

However, the planners recommended approval of plans for a 323-unit residential development on 130 acres on Cagle Mill Road at Noah Martin Drive and the rezoning of eleven acres at that location for “industrial uses.”

Plans for a 266-unit residential development on Friendship Road near the Chateau Point intersection were tabled until Sept. 2.
