A revised plan for duplex apartments on Park Street is headed back to the Gainesville Planning and Appeals Board (GPAB) next week. The original proposal was tabled at the March 10 meeting.
The revised request proposes reducing the number of residential units from seven to six. The applicant is proposing to rezone the property for the purpose of redeveloping it for three rental duplex homes. They will be marketed toward medical professionals and residents with Northeast Georgia Health System (NGHS), according to planning department documents.
The property currently contains an older single-family home that will be demolished. The adjacent properties include single-family homes and Sherwood Park Medical Park located east of the property in question.
The planning staff recommends approval with eight conditions. Among them:
*The perimeter of the subject property adjacent to single-family properties shall be
screened with a staggered row of buffer trees consisting of a mixture of Cryptomeria,
Arborvitae and Eastern Red Cedar trees or other approved trees at a minimum
installation height of 8 feet. The location, number, spacing, size and type of trees
planted shall be subject to the approval of the Community and Economic
Development Department Director.
*The front yard of each residential structure shall be sodded and planted with at least
one 3” caliper in size hardwood tree.
*The individual garbage containers shall be stored behind each residential unit and
screened by a privacy fence in a manner so as not to be visible from the proposed
residential units, adjoining properties, roads and parking areas subject to the
approval of the Community and Economic Development Director. A trash dumpster
shall not be allowed on the property.
The planning board meets May 12.
