Plans for a new subdivision consisting of nearly 200 housing units, single-family and attached townhomes, is one of the items on the agenda for Thursday’s meeting of the Flowery Branch City Council (FBCC). There is also a proposal to turn a veterinary clinic into a pet boarding facility and to add a retention pond to the Vulcan rock quarry site.
Here are the details on each:
*To annex and rezone +/- 95 acres from unincorporated Hall County at 0 Sasser Road into the City of
Flowery Branch for the development of a 198-lot residential subdivision, comprising 123 single-
family detached lots and 75 attached townhome units. The parcel is currently zoned Hall County
PRD – Planned Residential Development with a proposed rezoning to Flowery Branch SF-TH –
Single-Family Town Home.
*The parcel in question is located at 5250 Hog Mountain Rd. and currently operates
as a veterinary clinic. The parcel is zoned M-1, however, the size and current use bring into
question the feasibility of development within the current zoning category. The applicant is seeking
to rezone the parcel to HB in order to convert the existing veterinary clinic into a pet boarding
facility (kennel).
*Vulcan Lands, Inc. has utilized the adjacent property for mining and quarry operations
for decades. The requested annexation and rezoning of the property located at 5623 Hog Mountain
Rd. seeks to incorporate the subject property into the existing quarry for use as a retention facility.
The property in question is key to completing the Friendship Berm drainage project, allowing for
the construction of alternative storm water management features including retention ponds and an
adverse ditch. Conditions include extension of the berm as well as improvements to existing berm.
