WSJ: Jackson Co. leading the way in population growth in state

 Living outside Atlanta may soon cost more than living in the city.

A new analysis from the Wall Street Journal (WSJ) shows home prices in Atlanta’s far-out suburbs, known as exurbs, are rising so fast they’re about to surpass prices in the city and inner suburbs.

WSJ’S CONCLUSIONS:

“The numbers:

Median home price in Atlanta’s exurbs: $380,962 (late 2025)

That’s only about $4,000 cheaper than homes closer to the city.

In 2021, the gap was $51,000.

If the trend continues, Atlanta could become the first major U.S. metro where exurban homes cost more than homes closer to the city.

 Why it’s happening:

• Rapid population growth in outer counties (Jackson County grew 25% from 2019–2024)

• Big employers moving outside the city

• New job hubs reducing the need to commute downtown

The result: housing demand is surging faster than new homes are being built, making areas that were once “the cheaper option” increasingly unaffordable.

The old rule that “move farther out to save money” may no longer apply around Atlanta.”
