Targeting HOAs; FLOST & SPLOST

*Georgia homeowners who are part of an HOA will have new protections in the new year. Governor Kemp signed Senate Bill 406 this week which will raise the foreclosure threshold and add other protections for homeowners. The new law goes into effect in January of 2027.  

*The Floating Local Option Sales Tax, or FLOST, would offset property taxes in Augusta if approved. While homeowners may see a reduction in property taxes, renters would experience a half percent increase in sales taxes. The Metro Augusta Chamber of Commerce is endorsing a Special Purpose Local Option Sales Tax, or SPLOST, but staying neutral on the FLOST due to uncertainties at the state level. Some voters find the combination of SPLOST and FLOST to be too taxing.
