A traffic study completed for the company planning a red-do of Lakeshore Mall in Gainesville concludes that the 49-acre development would generate 6,862 additional trips a day on roads surrounding the site and recommends improvements at a number of nearby intersections.
Kimley-Horne and Associates conducted the study which is included in the agenda for Tuesday’s Gainesville Planning & Appeals Board meeting. That’s when the would-be developers of the multi-use development, Branch Lakeshore Associates, LP, plan to ask for a rezoning of the site. The study concludes that three components of the development would account for most of the increased traffic: the shopping plaza, restaurants, and 682 multi-family housing units.

Based on the results of this study, Kimley-Horn and Associates, Inc. recommends the following road
improvements:
- Intersection: Jesse Jewell Parkway (SR 60/SR 369) at John W Morrow Jr Parkway (SR 53
Conn)/Queens City Parkway (SR 53 Conn/SR 60)
o Construct an additional southbound left-turn lane along Jesse Jewell Parkway (SR 60/SR 369)
to create dual southbound left-turn lanes.
o Install a southbound right-turn overlap phase.
7.2 INTERSECTION/SITE ACCESS IMPROVEMENT RECOMMENDATIONS
Based on the results of this study, Kimley-Horn and Associates, Inc. recommends the following site-access
improvements to serve the Projected 2030 Build traffic conditions (note: this would be the improvements
needed to serve the traffic associated with the Lakeshore Mall Redevelopment DRI site). - Intersection: Dawsonville Highway (SR 53 Conn) at Lakeshore Drive/Site Driveway A
o Improve side streets to include new left-turn lanes per current GDOT standard. - Intersection: Shallowford Road at Plaza Drive/Private Driveway
o Construct an exclusive northbound right-turn deceleration lane along Shallowford Road. - Intersection: Pearl Nix Parkway at Site Driveway C
o Construct an exclusive southbound right-turn deceleration lane along Pearl Nix Parkway.
o Monitor intersection for future traffic signalization. - Intersection: Pearl Nix Parkway at Site Driveway E
o Create a new driveway with right-in/right-out access along Pearl Nix Parkway (with one (1)
ingress lane and one (1) egress lane)
