GHA moving ahead with plans for next phase of Lakeside at Harrison Village

The Gainesville Planning and Appeals Board (GPAB) next month will be asked to sign off on plans for phases 2 and 3 of the Gainesville Housing Authority’s (GHA) Lakeside at Harrison Village.

“The applicant is proposing to rezone the subject property from Residential-II (R-II) to Planned Unit
Development (P-U-D) for a multifamily, mixed-use development,” according to documents on file with the city. “Phase 1 of the development includes neighboring property that was recently developed for the 120-unit ‘Harrison Village’ mixed-income apartment community, which is not part of this rezoning request.”

Phase 2 includes 100 senior housing units on 4.53 acres and is expected to be ready for
occupancy by March 2028. Phase 3 includes 45 workforce housing units on 3.8 acres that will include a mixture of two, three and four-unit buildings, cottages, townhomes, and flats The property currently contains 75 affordable housing units and a clubhouse within 16 buildings that will be demolished.

Also on the Dec. 9 agenda is an unrelated proposal from Jesus Carillo to annex one-half acre on Dorothy Drive near Washington Avenue with a Residential-II (R-II) zoning. “The intent is to annex a remnant tract that is part of an unincorporated island to construct a duplex apartment.
