Dawson planners to consider 800-home development proposal

The Dawson County Planning Commission (DCPC) is poised to hear a rezoning request next week from the developers of a proposed age-restricted, nearly 800-home community in the county. It would be located on 500 acres at Georgia 53 and Bruce and Perimeter Roads.

Kolter Homes, a division of the Delray Beach, Florida-based real estate development and investment firm Kolter Group, is listed as the developer.

The community, dubbed Cresswind at Dawson Springs, is slated to feature 785 detached single-family homes, likely to be reserved for residents aged 55 and older. Cresswind is Kolter Homes’ brand of housing communities for active adults and has such a development in Hall County.

Kolter is asking planning board to rezone the tract from RA (Residential Agricultural) and RSR (Residential Sub-Rural) to RT (Residential Town) and to include a number of variances.

The board will consider the matter Tuesday.
